Home Report
All residential properties put up for sale in Scotland now require a Home Report before the property can be brought to market.
The Home Report is intended to provide buyers with more informed information about the property before they consider submitting an offer. A copy of the Home Report should be made available to any interested buyers. Failure to provide this document could lead to a penalty charge of up to £500.
The Home Report consists of three main documents: The Single Survey, Energy Report and Property Questionnaire.
Single Survey
The Single Survey contains an assessment by a chartered surveyor of the condition of the home, a valuation and an accessibility audit for people with particular needs.

Energy Report
The Energy Report contains an assessment by a surveyor of the energy efficiency of the home and its environmental impact. It also recommends ways to improve its energy efficiency.

Questionnaire
The Property Questionnaire is completed by the seller. It contains additional information about the home, such as Council Tax banding and factoring costs that will be useful to buyers.
